Buying Process:



   

Property in Medjugorje

Our current project is an apartment building with ground and 3 floors containing 51 apartments. The building has 3 lifts, is fully wheel chair accessible, air-conditioning in each bedroom and living room and comes completed with a fitted kitchen and fitted bathroom.

It is located 5 minutes walk from St. James Church, 1 minute walk from the local shop and 3 minutes from the bus depot. We are about 30m back from the road and there is no noise from traffic or passing pedestrians.

Our south facing apartments have an un-restricted view of Cross Mountain, Apparition Hill and on the higher floors St. James Church. The apartments at the back overlook forest and vineyards and have a backdrop of Mostar Mountains, which for most of the year are capped with snow.

There is a coffee shop in the basement and a doctor’s office on the ground floor. We also provide a laundry service and there is a full time caretaker who manages the building and looks after it when you are not there. We operate an apartment rental business and next time you plan on coming to Medjugorje we can arrange your accommodation and airport transport.

Current Situation:
At the moment the building is being fitted out inside and the electricity and plumbing are being completed. The completion date is for mid-June 2009.

Moving forward:
If you decide you would like to go forward with purchasing an apartment there are a number of stages to completing your purchase.

Step 1:
Pre-liminary contract: Signed between yourself as the owner and Medjugorje Properties. This outlines your payment stages, the exact location of the apartment and serves as your receipt.
To confirm your purchase of the property a 6000 euro deposit is required and this takes the apartment off the market. You have a 21 day cool down period and after that normal payment resumes.
In order to own your property you have to form a company here in Bosnia and Herzegovina. We work with local english speaking solicitors who will explain the set-up to you and this is generally a very straightforward process.

Step 2:
Stage payments are made as the building goes up. Currently we have about 60% of the building completed.
To add a little peace of mind your final payment is withheld until you complete your snag list. Once the building is completed you and I conduct the snag list. We both sign off then the final 15% of the purchase price is sent.

Step 3:
Final Contract: Once payment and snag list are completed we go to the Notary and sign the final contract. This then authorises the Notary to record your ownership in the land registry books. Once that process is complete you receive your deeds and you now own your own apartment.
